What is ‘airspace’ development?

'Airspace’ development is defined as unused space on top of residential, commercial or public building, which can potentially be developed into offices or apartments.

The potential is remarkable. Recent research by Knight Frank estimates that there is £51 billion worth of untapped ‘airspace’ value in central London alone.

So who benefits from this untapped value? If you own the property, you do. As a property owner you own the space immediately above your property and it’s yours to sell. Of course, the value of the space will depend on location, size and suitability for development. This includes whether the structure is strong enough for further construction and how many units it can reasonably take.

Building off site within the controlled environment of a factory is now seen as the future of the construction industry – the most feasible way to speed up construction and supply of new homes. It’s an approach that was championed in the Government’s 2017 White Paper ‘Fixing our broken housing market’.
