John and Caroline had lived in their home for fourteen years and they felt that they needed more room. John explains, 'I just thought we could do with the extra space because it would make life easier when family and friends visit.' Initially, there were two bedrooms, a small storage room, and one bathroom in the property. The couple envisioned a light-filled master bedroom and bathroom on the top floor for themselves. With a new loft, they could leave the first floor bedrooms to visitors, and as Caroline loves to read, they could then turn the storage room into a library.
The couple were uncertain as to whether their attic had the minimum height requirement of 2.3m for a loft conversion. John and Caroline met with Landmark Lofts design consultant Giles, who measured their attic space and informed them that they could undertake a loft conversion. The couple liked that Landmark Lofts has a team of in-house specialists including architects and structural engineers. Their architect, Rafa, worked closely with them to create a design based on the spacious bedroom and bathroom they pictured. He not only presented plans based on these ideas, but he also ensured the planning application was approved. They were equally happy with their project manager’s performance saying that 'Jack was really efficient.’ John also felt reassured that he could find out from the build team what was occurring at his property and when.
John was impressed with Landmark Heating’s ability to provide tailored solutions too. To combat any loss of pressure or flow in the bathrooms, they installed a vertical 250 litre cylinder and a 240 litre horizontal accumulator. The 250 litre unvented cylinder would provide plenty of hot water and the 240 litre accumulator would regulate and provide a boost to both their water flow and pressure.
John and Caroline are delighted that the dormer has added an extensive master bedroom and pristine bathroom to their property. 'Now that we’re up there, I can say that we sleep better,' John laughs. He says that Caroline absolutely loves the calm space, and she wakes up every morning and feels like she’s in a five star hotel.
In the new loft they decided to keep the decor very simple, with white walls to really open up the space. As John wished, the room is bright due to three large Velux windows and a Juliet balcony, which opens up to reveal their beautiful garden below. As someone who works with the outdoors for a living, John loves looking out of his Juliet balcony to see the sedum bees, ornamental alliums and blue and white echinop flowers below. With clean lines, the bathroom is also spacious, and complements the bedroom.
The couple are also happy that they can now comfortably accommodate guests. He says ‘We’ve got a bathroom, and they’ve got a bathroom, rather than everybody sharing one bathroom and queuing up.’ They can now turn the storage room into a library, just as Caroline wished. He adds that everyone who has been around to visit it has been amazed.
