Extending a living room, transforming a home | Landmark Lofts

This elegant ground floor extension and loft conversion has transformed Kenny and Rachel’s Kingston home, giving them a huge living room and a top floor haven for their guests.

The Project

Kenny and Rachel had already lived in their detached property in Kingston for seven years when they decided to expand their home. They wanted to add new bedrooms so they could comfortably accommodate visitors, so they opted for a loft conversion which would add a guest bedroom, a new room for their young daughter, a bathroom and a utilities room.

They also decided to extend their living room at the same time. Although they already had a conservatory at the rear of the house, it was cold in the winter and hot in the summer, meaning it saw little use. Meanwhile, their actual living room was small and poorly lit. The couple wanted to replace the conservatory with an extension so they could transform their cramped, dark lounge into a huge, light-filled and properly insulated space fit for every season.

Our Approach

Although the couple looked at many different companies, it was the expertise and no-nonsense approach of our sales director, Pete, which really impressed them. As a former builder, Rachel found that he ‘was very knowledgeable compared to the other people we had met... we just had a really good feeling about him.’ It was their confidence in Pete, and the peace of mind offered by our comprehensive service, which led them to choose Landmark above all the others.

Our architects worked with Kenny and Rachel to deliver their vision of modern, bright living spaces. Large Velux windows and glass doors were a must, and our design incorporated a Juliet balcony in the loft extension’s guest room, while the windows were positioned to ensure the maximum amount of natural light throughout the day. This particular area has strict planning regulations and the architects were careful to ensure that their design would receive planning permission first time.

Rachel told us that they were unworried by the prospect of having major work done to their home once they had met their builders. She said that the build team were fantastic and highly consultative. The couple trusted them to get on with the project while they were at work themselves, and praised their work ethic.

Rachel commented that the builders:

"Worked incredibly hard. They were here working very long hours, sometimes late into the evening, sometimes on weekends, but they would always do their jobs with real positivity."

The Result

Rachel told us that the two extensions to their home have made a huge difference to their lives. Her daughter is thrilled with her new bedroom and now sleeps better, while visitors to the house can enjoy staying in a top floor retreat, with their own sofa bed, TV, bathroom, and even a utilities room with a washing machine so they can do their own laundry. They can now invite people to stay without compromising on their own privacy. What’s more, with a greatly expanded and fully insulated living area on the ground floor, they’re able to welcome lots of people into their home and are looking forward to hosting their relatives at Christmas.
