Types of Loft Conversions

There are four basic ways in which you can convert your existing loft void into a valuable and useful space.

The nature of your construction will depend upon factors such as the type and age of your property, the existing roof layout, and local authority development plans, as well as your own personal preference. Managed from concept to completion

Although each loft conversion is unique, every project will follow a broadly similar route from concept to completion.

You will be able to live in your home for the duration of the project as all access to the loft will be from the scaffolding. At every stage the site team will consult you to ensure that your new loft space is designed and built exactly to your requirements.


Professional loft design and consultation

Your first point of contact will be with a specialist loft design consultant. They will visit your home to talk about your project, discuss the different options available to you and help you decide exactly what you want from your loft conversion.

We always encourage you to speak with some of our customers and to visit a local project in progress so that you can discover how our company raises the benchmark in every respect.


Specialist in-house architects

Our in-house chartered architects are experts in loft conversions, and have many years of experience dealing with the unique challenges presented by these projects.

An architect will visit your home to discuss the design options and produce detailed drawings and specifications. The client is at the centre of everything we do. It is your design and we make sure that everything we do is tailored to your requirements. We are always available to answer your questions, and we keep our clients informed of all developments. Our architects work in concert with our structural engineers and project managers. This means that we are able to react quickly to any unforeseen problems and accommodate any design changes even at a late stage in the project. The close collaboration between architect and engineer means that Landmark Lofts can provide a seamless service from start to finish.


Advice on the Party Wall Act

We also handle the party wall process. You are required to give your neighbours notice under the Party Wall Act at least two months before work begins.

Our sister company, Vincent-Brown & Associates Ltd, will give you free expert advice, undertake HM Land Registry searches to establish which of your neighbours require notice, and prepare the necessary statutory notices on your behalf. If your neighbour requires a party wall agreement then you will benefit from discounted rates.


Local authority approval

Once your local council has granted the necessary approval, a site team will be appointed to start your loft conversion.

At this stage you will meet your project manager and the site manager. At this stage we work with you to minimize any inconvenience. Scaffolding will be erected and all materials and equipment will be delivered by crane directly to the scaffolding. We usually suggest that you allow 6-12 weeks for the duration of the build, but depending on the type of conversion, the actual time may vary slightly. The project manager will arrange regular meetings with you to discuss progress and keep you informed of what work will be taking place during the following week. We will be in regular contact with you throughout the project and further meetings will be arranged with the architect, project manager, and site manager as appropriate.


Industry-leading quality

The work will be checked at regular stages by independent building control inspectors to ensure that it adheres to the latest building regulations.

The inspectors work on your behalf to guarantee the quality and safety of your loft conversion.

The project manager will undertake a final inspection of your conversion before we arrange for the building control inspector to issue a completion certificate. You will also be provided with a ‘Part P’ certificate to demonstrate that your loft conversion meets all the current electrical regulations. Where a new boiler has been installed, the plumber will provide you with the relevant Gas Safe certificates.
