How your loft will be converted

Managed from concept to completion

Although each Landmark loft conversion is unique, every project will follow a broadly similar route from concept to completion. You will be able to live in your home for the duration of the project as all access to the loft will be from the scaffolding.

At every stage our team will fully consult you to ensure that your new loft space is designed and built exactly to your requirements. We take a proactive approach to the project inspiring you with the benefit of our design expertise.

Professional loft design and consultation

Your first point of contact will be with our specialist loft designers. A designer will visit your home to talk about your project, discuss the different types of loft conversions, and help you decide exactly what you want from your loft conversion. We always encourage you to speak with some existing Landmark Lofts customers and to visit a local project in progress so that you can discover how our company ethos raises the benchmark in every respect.

We will prepare a detailed proposal for your loft conversion, tailored to your requirements and clearly setting out the proposed scheme and all of the options. We hope that you’ll find our approach a refreshing change: we not only listen to what you want to achieve in your loft, but we also offer genuinely creative advice.

Once you’ve reached a decision on your exact requirements we will go through our straightforward and clear order form with you and then will ask you to place a deposit in our client account.

Specialist in-house architects

We directly employ a highly experienced in-house architect who will visit your home to discuss the design options and produce detailed drawings and specifications. The advantage of having an in-house architect (and we are the only London loft conversion specialist to actually do this) is that we can easily accommodate your last-minute design changes and have an architect work alongside you throughout the project to ensure that your new loft space is a stunning addition to your home. No other London loft conversion company offers this commitment to service.

The drawings will be sent to you and our architect can then return to talk you through the design and discuss any changes that you wish to make. We often produce 3D models for more complex loft conversions, which you can easily ‘walk around’ online to get a feel for the space that can be achieved. Once you have approved the design we will submit the drawings to council on your behalf.

Advice on the Party Wall Act

At this stage we also start the party wall process as you are required to give your neighbours notice under the Party Wall Act at least two months before starting work. We are the only London loft conversion specialist to retain a firm of party wall surveyors for the use of our customers. Our party wall surveyors will give you free expert advice on your specific situation, undertake HM Land Registry searches to establish which of your neighbours is entitled to receive a notice, and professionally prepare the required statutory notices on your behalf. If your neighbour requires a party wall agreement then you will be offered exclusive discounted rates.

Exceptional bathroom design

When you have finalised the interior layout of the loft conversion, our bathroom designers will visit you to discuss how you can best make use of the space. A bathroom is much more than just a functional area: a well-designed bathroom can be an exciting and beautiful centerpiece of your new loft area. From wet rooms to stone washbasins, our bathroom designers will create a stylish new bathroom to suit your taste and budget.

Local authority approval

Once your local council has granted the necessary approvals we will be ready to start your loft conversion. At this stage you will meet your project manager and the project team leader to discuss how we can work with you to minimize any inconvenience.

Scaffolding will be erected and all materials and equipment will be delivered by crane directly to the scaffolding. We usually allow 4-8 weeks for the duration of the build, but depending on what type of conversion you’re having the actual time may vary slightly. Our project manager will arrange regular weekly meetings with you to discuss the progress so far and details of what work will be taking place during the following week. We will be in regular contact with you throughout the project and further ad hoc meetings will be arranged with the architect, project manager, and team leader as appropriate.

Industry-leading quality

As you would expect, we hold comprehensive insurance to undertake your loft conversion. In addition to the standard £10m employer’s liability insurance, we also hold £5m of public liability insurance and, importantly, £1m of professional indemnity insurance. You can be assured that your loft is being converted by experienced professionals and, in the very unlikely event of anything going wrong, you are fully protected.

The work will be checked at regular stages by independent building control inspectors to ensure that it adheres to the latest building regulations. The inspectors work on your behalf to guarantee the quality and safety of your loft conversion.

Our project manager will undertake a final inspection of your conversion before we arrange for the building control inspector to issue a completion certificate. You will also be provided with a ‘Part P’ certificate to demonstrate that your loft conversion meets all the current electrical regulations. Where a new boiler has been installed, our plumber will provide you with the relevant Gas Safe Register (the new body replacing CORGI) certificates.

Fully cleaned and comprehensively insured

Upon completion of the work we will arrange for a team of specialist cleaners to give your house a full ‘build clean’ removing any last lingering trace of us having been in your home, and leaving you free to enjoy your new loft space.
